You may also check out the search results page of Google after searching the keyword if there are many sides on the ads side. If there are, then you can be pretty sure there is a market out there willing to spend some money.

Get your site running.

Armed with your research on what your niche market wants, get a product that can be sold to your market. Find sub niches that can also provide other needs. These sub niches should fall into the main niche category. Find good keywords for your site so that you can generate traffic.
